Villas in Dubrovnik
Dubrovnik suits sightseers who want the walled Old Town, a UNESCO site since 1979, close by, in modest homes for two to four. Few have a pool, and summer crowds are heavy.

About Dubrovnik
Dubrovnik is a city of about 41,500 people, and the walls around its Old Town run almost 2 km, 4 to 6 metres thick on the landward side. Our homes lie a few kilometres apart, inside the city, so this is an urban stay, not a beach village. Most are small, for two to four, with air conditioning and often a garden. Pools are scarce. The Srđ cable car, first built in 1969, was badly damaged in the 1991 siege and reopened in 2010 after a full restoration. Banje is the main public beach, Copacabana on the Lapad peninsula is stony, and Lokrum, the wooded island, is reached by boat from the Old Town harbour. The Dubrovnik Summer Festival runs for 45 days each year.
Is Dubrovnik right for you?
- Best for
- Sightseeing couples and small families wanting the Old Town nearby
- Not for you if
- You want a pool or a sandy beach, because homes here rarely have a pool and the beaches are stony.

When to go to Dubrovnik
Summers are hot, muggy and fairly dry, and July and August are when the Old Town is at its busiest. Winters are mild to cool and wet, and snow is very rare. The bora wind brings cold gusts from October to April. The 45-day summer festival fills the calendar. Spring and autumn give the walls and streets more room.

Dubrovnik villa holidays: questions answered
Is Dubrovnik good for a villa holiday?
It is better for sightseeing than for pool days. Homes here are mostly small, with air conditioning and few pools, and the Old Town, walls and cable car are close by.
Are Dubrovnik's city walls worth walking?
Yes, they run almost 2 km around the Old Town and are 4 to 6 metres thick on the landward side. The walk gives a view over the town and the sea.
Is there a sandy beach in Dubrovnik?
Not really. Banje is the main public beach, Copacabana on the Lapad peninsula is stony, and Lokrum, a short boat trip from the Old Town harbour, has a naturist beach. Expect stone rather than sand.
How far is Dubrovnik airport from the city?
The airport is about 20 km south-east of the centre, near Čilipi. The drive to Pile takes about 22 minutes, and a Libertas bus runs from the airport.
Can I visit Lokrum from Dubrovnik?
Yes. A city harbour in the Old Town links to Lokrum, a wooded island of about 72 hectares with a fortress, botanical garden and monastery. Boats and timetables vary by season, so check locally.
