About Imotski
Imotski is a small stone town in the Dalmatian hinterland, about 395 metres up on the north-eastern side of the Biokovo massif and close to the Bosnian border. It is a different Dalmatia from the coast: steep alleys, a staircase of 92 steps built by the Venetians, and the Topana fortress on the rocks above the Blue Lake. The Red Lake, a sinkhole lake with cliffs rising more than 240 metres above the water, lies close by. Our homes are scattered around the town and its villages rather than gathered in one spot, and they are mostly big, with several bedrooms, room for around eight and a private pool at nearly all of them. Evenings are low-key, and local menus run to lamb or veal cooked under a bell. The Adriatic coast is about 29 km away, on the far side of Biokovo.
Is Imotski right for you?
- Best for
- Large groups wanting a pool and space inland, not the beach
- Not for you if
- You want to walk to the sea, as the coast is about 29 km away over Biokovo.

Split airport is the usual landing point, about 98 km away and around an hour and a half by car. Hire a car: the lakes, villages and coast are all spread out, and the bus to Split takes more than three and a half hours.
When to go to Imotski
Summers are hot, and the Blue Lake can shrink or vanish by the end of the season, so spring, when snowmelt fills it, is the time to see it with water in it. Winters bring the bora, a cold north-easterly that usually comes with clear skies. Check opening times for sights if you visit out of season.

Imotski villa holidays: questions answered
Is Imotski close to the sea?
Not really. The Adriatic is about 29 km away, on the far side of the Biokovo mountains. The Makarska Riviera beaches are less than an hour away by car through the tunnel, so treat beach days as outings and use the pool at home for the rest.
Is the Blue Lake in Imotski always full?
No. Its water level changes a lot, reaching about 90 metres when snowmelt comes in, and by the end of summer the lake may disappear completely. Visit in spring if you want to see it with water.
Is Imotski good for large groups?
Yes. Most homes here sleep around eight or more, usually with several bedrooms, and nearly all have a private pool, which suits a family reunion or two families sharing. The cost of that space is distance from the coast.
Which airport do you fly to for Imotski?
Split, about 98 km and roughly an hour and a half by car. Public transport is slow, with the bus to Split taking more than three and a half hours, so most visitors collect a hire car at the airport.
What can you see in Imotski itself?
The Red and Blue lakes, the Topana fortress and the 92-step Venetian staircase linking Bazana, the oldest quarter, with the newer streets. Medieval stećci tombstones can be seen in the nearby village of Cista Velika.
