Perugia suits families and couples who want a country home with a pool and garden, plus a hilltop university city to drive into. Most homes have a private pool and nearly all a garden. They are spread through the countryside around the city, though, so you will be driving and parking for every trip into the centre.
Perugia is a city of around 160,000 people that covers a high hilltop at nearly 500 metres and spills into the valleys around it, with the Tiber running through. Its history goes back to the Etruscans, and the university dates from 1308, while the separate University for Foreigners teaches Italian language and culture to students from around the world. In Piazza IV Novembre the Fontana Maggiore, designed by Nicola and Giovanni Pisano, faces the Palazzo dei Priori, home of the Galleria Nazionale dell'Umbria. Escalators climb through the Rocca Paolina, the fortress of Pope Paul III, whose underground section feels like a medieval village, and the Minimetrò runs up from a large car park. Just before sunset, head to Porta Sole, a city gate from the Etruscan era. Our homes are spread across the countryside around Perugia rather than in the city itself.
Town about 19 km from Perugia, which makes it an easy half-day out from most homes here.
Lake around 40 minutes by car from Perugia, with lakeside stops such as Castiglione del Lago.
Spot just outside the city to stop for chocolate, fitting for the home of Perugina, whose Baci are exported widely.
Perugia's airport is about 12 km outside the city, with Ryanair flying from London Stansted in roughly two and a half hours. Rome is about 164 km away if you fly there instead. A hire car is essential, as the homes are scattered through the countryside.
July brings the Umbria Jazz festival and October brings Eurochocolate, so check the programme if your dates overlap. Summer is pool season, which suits the many homes here that have one. Around half the homes have a fireplace, which makes a winter stay with city days in Perugia workable.

Park below and ride up. The Minimetrò, running since 2008, has a station at a large car park and another in the centre, and escalators climb through the Rocca Paolina from Piazza Italia and Piazza Indipendenza.
Umbria Jazz takes place in July, and Eurochocolate follows in October. If your holiday overlaps either one, plan your trips into the old town around the festival programme.
It works well for both. Assisi is about 19 km from Perugia, and Lake Trasimeno is around 40 minutes away by car, with Castiglione del Lago among the places to stop on its shore.
Most do. A private pool is common among the homes we list around Perugia, nearly all have a garden, and around half have a fireplace. A few sleep eight or more for bigger groups.
